Any project requiring development approval (DA), construction certificate (CC), or occupancy certificate (OC) needs a BCA report. This includes residential, commercial, and mixed-use developments. Architects and developers typically engage a BCA consultant to prepare the report for lodgement.
You can request pre-DA design advice before submitting your application. A full BCA report is required at DA stage and again at CC stage. A final compliance statement is needed for OC. Early engagement saves time and avoids costly redesigns.
The timeframe depends on the complexity of the project and the completeness of the documentation provided. Most DA and CC BCA reports are completed within two to four weeks from receipt of all required information. We will confirm the expected timeframe after reviewing your project details.
